Consult and buyer-broker agreement
Start with a private conversation about budget, neighborhoods, and timeline. In California, touring typically requires a signed buyer-broker agreement. Annie works in English and Mandarin. This is not legal advice — your agreement is the controlling document.

Lender pre-approval
Get a written mortgage pre-approval (not only pre-qualification) before writing offers. In competitive SGV pockets such as Arcadia and San Marino, sellers commonly expect it. Annie coordinates with your lender; she does not make loan offers.

Search, tour, and shortlist
Use Annie’s official listings, neighborhood guides, and live MLS search. Prefer the listing-agent page for homes she lists. Confirm school assignment with the district — marketing never replaces boundary maps.

Offer and negotiation
Annie prepares and negotiates the offer using current comps and the home’s condition. Multiple-offer situations are common on well-priced SGV homes. Strategy is case-specific; nothing here is a promise of winning terms.

A typical California escrow from accepted offer to closing is about 30–45 days. Inspections, disclosures, loan underwriting, and title run in parallel. Buyer independently verifies square footage, lot, zoning, and condition.
