Arcadia, California

San Gabriel Valley flagship · Top-rated schools · Santa Anita heritage

Arcadia is the premium residential anchor of the San Gabriel Valley — a market where 10-out-of-10 schools, mature tree-lined streets, and a deep, established community base have produced sustained value growth even through softer cycles. April 2026 closed sales reached a median of $1,550,000, up roughly 17–21% year-over-year per Redfin and Zillow MLS data.

School District

Arcadia Unified School District

Arcadia Unified is one of the most consistently top-ranked public school districts in California — a primary reason families pay the Arcadia premium. The district scores in the top 20% of all California schools across both math and reading proficiency, and offers AP, Project Lead The Way (PLTW), and a formal Gifted & Talented Education (GATE) track.

Annie’s Market Read

What the Arcadia data doesn’t tell you

The +17–21% year-over-year median jump is real, but it's a blended number. Inside Arcadia, three submarkets move at different speeds: Highland Oaks / Upper Rancho is heated by international cash buyers, the central core around Camino Grove and First Avenue is the bread-and-butter family resale market, and the stretch south of the 210 is where I see the best value for first-time SGV move-ups.

School attendance zones matter more here than almost anywhere else in LA County. Two homes a block apart can carry a five-figure premium if one feeds into a 10-out-of-10 elementary and the other does not. Before you write an offer in Arcadia, get the attendance map in hand — it is part of the comp.

For Mandarin-speaking buyers and sellers I run the entire transaction in both English and 中文, from listing prep through escrow disclosures. Mis-translated disclosures are where SGV deals quietly go sideways.

Lifestyle Anchors

Why people buy in Arcadia

Santa Anita Park

Iconic horse-racing venue and Arcadia's signature landmark — community events, walking paths, and the historic Race Track grounds.

Westfield Santa Anita

Regional luxury shopping anchor — Nordstrom, Apple, and a deep dining roster drawing weekend traffic across the SGV.

L.A. County Arboretum

127-acre botanical garden bordering the city — a community lung that measurably affects nearby property values.

Established Single-Family Stock

Predominantly single-family homes on generous lots, much from the 1950s–70s mid-century era, many remodeled or rebuilt.

210 / 605 / 10 Access

Three-freeway adjacency plus the Metro A Line station make commuting to DTLA, Pasadena, and the Inland Empire workable.

A Settled Community

Mature cultural infrastructure, a deep dining and retail scene, and long-tenure households — an established community, not a transitional one.

Market Read · Q2 2026

Where Arcadia is going next

Arcadia entered 2026 with a clear signal: median sale prices climbing against a Greater LA market that is flat-to-soft. School-zone demand is structurally inelastic — families do not wait for rate relief when an enrollment cycle is on a calendar — and the international-buyer share has stabilized after a multi-year drawdown.

Days on market has stretched from roughly 56 days last year to the 53–65-day range. Well-priced homes still move quickly; stretched list prices sit. Pre-list pricing strategy matters more in 2026 than it did in 2024.

My view: Arcadia median prices hold or appreciate modestly (~3–6%) through year-end 2026, contingent on the rate path and international capital flows. The school-zone premium is structural and will not compress. The risk to watch is the $3M+ tier, where inventory sits longer in any cooling.
