The +17–21% year-over-year median jump is real, but it's a blended number. Inside Arcadia, three submarkets move at different speeds: Highland Oaks / Upper Rancho is heated by international cash buyers, the central core around Camino Grove and First Avenue is the bread-and-butter family resale market, and the stretch south of the 210 is where I see the best value for first-time SGV move-ups.
School attendance zones matter more here than almost anywhere else in LA County. Two homes a block apart can carry a five-figure premium if one feeds into a 10-out-of-10 elementary and the other does not. Before you write an offer in Arcadia, get the attendance map in hand — it is part of the comp.
For Mandarin-speaking buyers and sellers I run the entire transaction in both English and 中文, from listing prep through escrow disclosures. Mis-translated disclosures are where SGV deals quietly go sideways.

Days on market has stretched from roughly 56 days last year to the 53–65-day range. Well-priced homes still move quickly; stretched list prices sit. Pre-list pricing strategy matters more in 2026 than it did in 2024.
My view: Arcadia median prices hold or appreciate modestly (~3–6%) through year-end 2026, contingent on the rate path and international capital flows. The school-zone premium is structural and will not compress. The risk to watch is the $3M+ tier, where inventory sits longer in any cooling.
